Hero Realty Launches Leafsong Retreat in Sector 99, Mohali, Its Latest Project

Hero Realty has launched Leafsong Retreat, a residential group-housing project in Sector 99, Wave Estate, SAS Nagar, Mohali. The launch was announced in September 2026, with the project start recorded for the same month. The project is marketed under the Hero Homes brand and is positioned as the latest residential development from the developer in Sector 99.

The development covers about 8.72 acres on Chandigarh-Kharar Road and comprises 712 apartments with retail shops and allied facilities. Parking is planned for 1,399 vehicles, and the layout is built around approximately 3.5 acres of central green space. The project is registered with the Real Estate Regulatory Authority, Punjab, under PBRERA-SAS81-PR1432, and it is listed on the developer's catalogue as a New Launch.

Configurations, sizes and prices

Leafsong Retreat offers a mix of 2, 3 and 4 BHK homes. The RERA-registered unit schedule includes the following configurations:

The developer's project page shows a 3 BHK starting price of Rs 2.07 crore. Portal listings place the project between Rs 1.65 crore and Rs 2.38 crore, with 2 BHK homes of about 1,490 sq ft super area at the lower end and 3 BHK homes of up to 2,154 sq ft super area at the upper end. Listed rates run from roughly Rs 10,650 to Rs 11,075 per sq ft.

Specifications listed for the homes include vitrified tiles in the living, dining, bedroom and kitchen areas, anti-skid tiles in toilets and balconies, a granite kitchen platform with a stainless-steel sink, decorative main door, acrylic interior paint and weather-coat exterior paint.

The project timeline includes a proposed completion date of August 2033. The site was allotted by GMADA through a letter dated 25 August 2025, and the building plan was sanctioned on 1 July 2026.

The developer presents Leafsong Retreat around nature, wellness, leisure and community, with 99 amenities and experiences. The named facilities include a gym, yoga space, spa, library, miniplex, children's play area, game room, cards room, butterfly park, central greens, a ground-floor entrance lobby and a swimming pool. The project sits on Chandigarh-Kharar Road, which links Sector 99 with Chandigarh and the wider Mohali corridor. The developer describes a drive of about 15 minutes to Chandigarh International Airport and a commute of around 10 minutes to IT City Mohali. Several schools and healthcare facilities are within a few kilometres, including Bedford School at 1.2 km, Little Flower Convent School at 1.7 km, Apollo Hospitals at 4 km and Fortis Hospital at 6.4 km. Retail and hospitality options such as Bestech Square Mall at 6.4 km and ITC Hotel at 3.9 km are also nearby.

Sector 99 apartments recorded an average asking price of about Rs 9,747 per sq ft in the October 2026 quarter. Nearby projects in the same sector, including One Rise, are listed between Rs 1.67 crore and Rs 2.05 crore.

Leafsong Retreat is developed by Vikas Parks Private Limited, and Hero Realty markets its residential projects under the Hero Homes name. Hero Realty Private Limited was incorporated in 2006 and identifies Hero Homes as its flagship brand. The company reports that it has built more than 8.40 million sq ft of property across India and has more than 6.40 million sq ft under development.

Hero Homes has projects in Mohali, Ludhiana, Gurugram and Sonipat. In Mohali, its earlier residential developments include Hero Homes Mohali Phase 1, Phase 2 and Phase 3, along with a project in Sector 88 that is listed between Rs 1.35 crore and Rs 1.90 crore.
