Hero Homes Yamuna Expressway is the Hero Homes plotted development in Sector 22D, Greater Noida, spread across 100 acres. The developer lists plots from 150 sq yd onwards, with 100, 200 and 300 sq yd configurations on its project site. The model is plot-led rather than tower-led, so a buyer holds freehold land and decides the design and pace of building a home.
The project site lists a set of proposed amenities: a swimming pool, jogging path, cycling track, amphitheatre, squash and badminton courts, a cricket ground and healthcare facilities. These are presented as the developer's planned facilities for the township, and they sit alongside wide roads and landscaped green spaces that the developer describes as part of the layout.
Hero Homes is the residential brand of Hero Realty Private Limited, incorporated in 2006 and headquartered in New Delhi, within the wider Hero Enterprise group. Its earlier projects were concentrated in Haridwar, Mohali and Ludhiana, and its Sector 104 project in Gurugram, launched in 2018, was its first NCR development. The Sector 22D township extends that NCR footprint into Greater Noida at a much larger land scale.
The Sector 22D acquisition was described as a 100-acre land deal near Noida International Airport. The company's Greater Noida activity has also included a land parcel in Sector MU won through a GNIDA auction in early 2026, and a 17.3-acre residential development announced in July 2026 inside the DMIC Integrated Industrial Township.
Sector 22D lies on the Yamuna Expressway, which connects Delhi, Noida, Greater Noida and Agra. A Business Today report on Yamuna Expressway prices named Sector 22D among the micro-markets closest to the airport that have recorded the sharpest price rises, attributing the gains to infrastructure development and better connectivity.
The developer's listing gives approximate drive times from the project: Fortis Hospital in Greater Noida about 15 minutes, Shiv Nadar School in Sector 168 about 25 minutes, Amity University in Sector 125 about 35 minutes, Mall of India in Sector 18 about 40 minutes, and a metro station at Sector 52 about 45 minutes.
Listing portals report differing averages for Sector 22D. One places flat rates around ₹10,000 per sq ft, while another cites roughly ₹8,100 per sq ft. Land rates in the locality have climbed sharply over longer periods, by about 259 percent over five years and 403 percent over ten, according to one portal, while the one-year change for flats is a more modest 2.6 percent.
