HERO HOMES is one of the developers whose names recur in Mohali's residential listings, and its current project in the city is HERO SECTOR 99 PHASE 3 MOHALI in Sector 99. For a buyer, the question is less about the brand and more about how a residential address in this part of the city fits into a market that is growing in offices, hospitals, retail and planned sectors at the same time.
Mohali sits in Punjab alongside Chandigarh and forms part of the Tricity region. The city that was once described as Chandigarh's country cousin now functions as a commercial and IT hub in its own right, and that shift is the backdrop against which a HERO HOMES purchase should be read.
Phase 3 of HERO SECTOR 99 places a HERO HOMES residential product inside Sector 99, a sector that the Greater Mohali Area Development Authority (GMADA) plans and enforces. Because Mohali's planning is run by GMADA, every project in the city is judged against the authority's master plan, land-use status and colony licensing. Those checks, covered later on this page, are the first things a buyer of any Mohali project should review.
Demand in Mohali is being built from several directions at once. Infosys, which first set up in Mohali in 2017, is executing one of the largest IT expansions in the region, with a Rs 285.5 crore expansion among the projects now under way. The IT and business cluster around IT City in Sector 82, Quark City, ION Digital Zone and Bestech Business Towers sits within about five kilometres of Sector 70, and the Mohali Industrial Area is part of the same pool of employment.
The Centre has also planned to invest Rs 4,500 crore over three years to modernise and expand the Semi-Conductor Laboratory in Mohali, and the upcoming Satyam Data Centre and a 2,000-employee global capability centre by Everise Holdings add to the employment base. Working professionals can reach offices in the central sectors with relative ease, which is one reason families and young professionals look at the sectors around the IT corridor.
The city average asking price stood at Rs 8,450 per square foot as of June 2026, up from Rs 8,000 per square foot in September 2025. North Mohali averaged Rs 8,950 per square foot after a 33.67 per cent rise, while the premium end is led by Sector 66 at Rs 16,500 per square foot and Sector 70 at Rs 13,750 per square foot.
Newer township and flat markets sit at different points on the scale. Flats in Sector 68 are listed between Rs 7,700 and Rs 11,300 per square foot, Aerocity flats average around Rs 8,850 per square foot, and Sector 108-109, home to the Emaar Mohali Hills township, sits between Rs 9,650 and Rs 11,650 per square foot. A HERO HOMES buyer should compare any unit's rate against these reference points, and against the GMADA collector rate, which was revised upward by 20 to 22 per cent for residential property in October 2025.
| Reference point | Rate per sq ft |
|---|---|
| Mohali city average asking price (June 2026) | Rs 8,450 |
| North Mohali average (June 2026) | Rs 8,950 |
| Sector 66 (June 2026) | Rs 16,500 |
| Sector 70 (June 2026) | Rs 13,750 |
| Sector 68 flats | Rs 7,700 to Rs 11,300 |
| Sector 108-109 (Emaar Mohali Hills) | Rs 9,650 to Rs 11,650 |
Rental yield in the city is currently 2.27 per cent, so a HERO HOMES purchase in Mohali is typically justified on end-use and appreciation rather than on rental income alone.
Airport Road is the city's main east-west spine and is often described as a lifeline for the entire Tricity region. Shaheed Bhagat Singh International Airport is reached from it, and Mohali Railway Station is reachable via Jail Road. The GMADA Airport Link Road, an 8.5 to 8.7 kilometre dual carriageway 164 feet wide, extends up to High Ground Road in Zirakpur. GMADA reaffirmed a June 15, 2026 completion target for it in June 2026, after an earlier deadline in December 2025 was missed. Three dumbbell roundabouts on Airport Road, being built under a Rs 17 crore GMADA project, are targeted for October 2026.
On the regional network, the 30 kilometre Ambala-Mohali section of the Chandigarh-Ambala Greenfield Expressway, which connects Ambala to IT City Chowk, is scheduled to open on December 15. The Mohali-Sirhind expressway, planned by NHAI under Bharatmala at around Rs 5,200 crore, is expected to cut Chandigarh-Mohali to Bathinda travel time by around two hours. A Chandigarh-Mohali metro is proposed, but no route or date has been confirmed.
Healthcare is strengthening. The Rs 1,000 crore Fortis Hospital upgrade and a 175-bed patient care block at PILBS Mohali add capacity to the city's medical base. Sector 88 is known for its schools and healthcare facilities, and the Indian School of Business is among the institutions listed in the city.
Retail and recreation are growing as well. Phoenix Mall, a project by Casper Realty costing close to Rs 2,000 crore, is under development, and VR Punjab Mall is a nearby landmark. The Golf Range, Sports Complex, Chapar Chiri and the Botanical Garden and City Park at YPS Chowk on Airport Road give residents open space within the city.
Punjab has approved the acquisition of 6,285 acres to develop nine new sectors and complete pending work in five developed sectors in Mohali. GMADA will develop sectors 84, 87, 103, 120, 121, 122, 123, 124 and part of 101. The Aerotropolis aims for a 5,500 acre integrated city by 2032 or later, with Phase 1 covering 1,650 acres already under infrastructure work. Eco City 3 is expected to launch by the end of 2026, while Eco City 4 is at the acquisition stage with an earliest township launch more than three years away. A Rs 728 crore power infrastructure investment, including Rs 354.2 crore for new 66 KV and 220 KV substations, supports the growth of the new sectors.
Transaction costs are set by Punjab's rules. Stamp duty is 7 per cent for male buyers, 5 per cent for female buyers and 6 per cent for joint male-female ownership, calculated on the higher of the transaction value or the circle rate. Registration is 1 per cent of consideration. On a Rs 1 crore property, stamp duty comes to Rs 7 lakh and registration to Rs 1 lakh. A GMADA transfer fee of 2.5 per cent of the circle rate plus Rs 6,970 processing applies to residential property. Registration is handled by the Sub-Registrar's office for SAS Nagar (Mohali), with appointments booked through the NGDRS Punjab portal.
Before committing, a buyer should confirm the GMADA master plan zone, the CLU status, the colony licence and the defaulters list, and check the project's registration on the Punjab RERA portal. Punjab RERA covers both Punjab and the Chandigarh UT, and residential projects above 500 square metres or with more than eight units must register. Typical verification takes 30 to 60 days and costs between Rs 10,000 and Rs 40,000.
