Hero Homes takes the residential arm of the Hero group into Lucknow through HERO LUCKNOW at Banthra. The group is better known in Indian households for mobility and manufacturing, and its entry into the state capital's housing market is a point of interest for buyers who want a builder with a large industrial parent and a dedicated residential brand. The practical question for a buyer is how a Banthra address fits within a city whose average rates currently range from about 4,996 rupees per square foot on Faizabad Road to 8,557 rupees in Gomti Nagar Extension.
Lucknow's citywide average stood at about 6,700 rupees per square foot in March 2026, having moved from 6,650 in June 2025. The city has been relatively steady over the year, with the South zone averaging about 7,200 rupees per square foot in June 2026, up from 6,550 in December 2025. The table below places the main corridors against one another so that a Banthra buyer can read the city's pricing structure before deciding.
| Locality or corridor | Average rate, Q2 2026 (per sq ft) | Character |
|---|---|---|
| Gomti Nagar Extension | about 8,557 | Close to IT City and direct Amar Shaheed Path access |
| Gomti Nagar | about 7,930 | Planned infrastructure, parks and metro access |
| Sushant Golf City | about 7,369 | Gated township with golf, favoured by retirees and NRIs |
| Amar Shaheed Path | about 6,649 | Growth corridor with highway interchanges |
| Sultanpur Road (NH-56) | about 6,162 | Fast development on the national highway |
| Faizabad Road | about 4,996 | Lower entry price and growth potential |
Rental yields in the city average around 3.22 percent, with Lucknow South at about 2.83 percent. Ready-to-move supply in the city is currently listed at 601 units, a figure that gives buyers of new-launch product a reference point for how much stock is available in the same market.
The Chaudhary Charan Singh International Airport at Amausi, on Kanpur Road, sits about 14 to 16 kilometres southwest of Hazratganj. Its metro station is the southern terminus of the Red Line, which runs 22.87 kilometres to Munshi Pulia with 21 stations and trains about every five to seven minutes. The first section opened on 5 September 2017, and the full airport to Munshi Pulia line was operating by March 2019. Charbagh is a station on the same line, and Amausi railway station is about 7 kilometres from the airport.
Road connectivity has expanded in recent months. The Awadh Expressway between Lucknow and Kanpur was inaugurated on 13 July 2026, following completion certification on 11 June 2026. The Agra to Lucknow Expressway, built at an estimated budget of 15,000 crore rupees, adds a western route to the network. The Lucknow Outer Ring Road (NH-230) connects the Lucknow to Varanasi, Kanpur, Sultanpur and Ayodhya highways, giving the city a means of moving traffic around the core.
Several projects in the pipeline bear directly on how the city expands outward. The Outer Ring Road under NHAI and Bharatmala is planned at 104 kilometres, with land acquisition and construction underway according to a 2025 report. The State Capital Ring Road, planned for heavy vehicles at 145 kilometres, has moved into survey, with the Lucknow Development Authority determining route alignment and land requirements. The Lucknow Development Authority has also proposed a seven-kilometre link road from the Green Corridor near IIM Road to the Outer Ring Road and Kisan Path, with a second phase extending three kilometres to Naimish Nagar. Large bus terminals are under way at Amausi and Gomti Nagar, and the proposed east-west metro corridor carries an estimated cost of 3,611 crore rupees. The Blue Line metro is listed as approved, with its route still to be confirmed.
Mahanagar, Aliganj and Indira Nagar hold the densest clusters of established schools and hospitals within short distances of one another, which makes them a reference point for families. Daily needs are met by Gol Market, Kapoorthala Market and Bhootnath Market. Gomti Nagar offers shopping complexes, with Phoenix Palassio among the malls listed near the locality. The Bharat Ratna Atal Bihari Vajpayee Ekana Cricket Stadium is within a few miles of the Gomti Nagar side of the city, and HCL IT City and Constantia House also sit within that radius.
Lucknow's employment base is spread across the Red Line corridor, which passes through Hazratganj, Charbagh and the IT College area, and across the government offices concentrated in Gomti Nagar. The HCL IT City presence adds a corporate employment pull to the eastern side of the city. In the 2026 market, gross transaction value in the city was reported at 4,538 crore rupees, which indicates active transaction volume and a buyer base willing to commit at current price levels.
